11 E 26th Street
MdeAS partnered with Rockrose and Vocon to combine 11 & 15 East 26th Street, re-presenting the two-building complex as 11 East 26th. The new offering includes an updated storefront and expanded lobby, a 2nd floor amenity suite with a whiskey lounge and fitness center, and a new roof pavilion and terrace. The boutique offices and expansive combined floor plates unlock access to astounding views of Madison Square Park and unprecedented hospitality.

Restored Storefront
Over time, the various retail tenants of both buildings had created independent storefronts that did not have a consistent design language with each other or the historic architecture. MdeAS worked with the Landmarks Preservation Committee to design a new limestone and cast metal storefront scheme that re-introduces historic profiles and details while accommodating the existing retail tenants and the newly expanded commercial lobby.
Unlocking Opportunity
On the roof, MdeAS extended the elevators and introduced a new glass pavilion, turning the previously inaccessible space into a premium amenity. 11 East 26th Street is located along the northern edge of Madison Square Park, a great vantage point for park and city views. However, the original parapet at the roof of the building was 10’-0” tall and opaque, blocking all visibility. MdeAS worked closely with the Landmarks Preservation Committee to open the original terracotta quatrefoils, allowing the newly occupiable roof terrace to enjoy the breathtaking views.
