Sustainability

The most inherently sustainable building is an existing one.

Our Commitment

The work at MdeAS is guided by New York’s commitment to produce zero waste by 2030 and reduce carbon emissions by 80% by the year 2050. Much of that effort will manifest in the renovation of existing buildings. Seventy percent of the 440 million square feet of New York City commercial space was built before 1980, meaning most will need to be renovated to meet Local Law 97 carbon emission limits.

With over 30 years of experience in renovating commercial buildings in New York City, our firm provides expertise in mindful repositioning that preserves the inherent values of the building while improving energy performance.

We have developed creative solutions to reuse as much of the built environment as possible in our projects. We analyze each building’s cultural, ecological, and performative value to propose a design that capitalizes on its strengths.

The Path to Net Zero

  1. Preserve and minimize embodied carbon by re-using and adapting existing buildings

  2. Reduce energy consumption by utilizing more efficient MEP systems and improving the performance of the building envelope

  3. Recycle building components and construction materials as much as possible

  4. Electrify remaining building energy consumption to reduce operational carbon

A Collective Approach

We work closely with our clients and design partners to innovate effective solutions and collaborate with manufacturers and contractors to ensure successful realization. We also work with building performance professionals to model the exact energetic output of our designs, refining iterations to produce the best outcome.

By re-imagining existing buildings through reuse and adaption, we have the opportunity to have a positive and meaningful influence in shaping tomorrow. The legacy of our work is in the impact it has on daily life and the future of the planet.
